Berkeley, CA Real Estate Market Report: Normal End-of-Year Inventory Drop

As we are well into both the Holiday season and the last quarter of 2014, the Berkeley, CA real estate market is continuing to see the effects of a normal end-of-year decline in inventory. At this time in July there were 61 pending sales and 50 active properties in the market. As of December, we now have only 28 pending sales and 25 active listings representing a 50% decline in available inventory. This isn’t cause for alarm as the seasonal dip in inventory should be viewed as more of a strategic indicator of when to to buy or sell your home, not as a positive or negative indicator of the market itself. Contrary to popular belief, this is great news for sellers as there is less competition with other homes. Buyers find homes that are priced for the winter market and are bound to find some great deals. Check out the chart below for the current markets stats.
