Berkeley Homes Are Still Hot
In much of the country, buyers are struggling to get their asking price. But not so for us here in Berkeley. As we’ve noted in prior months, many Berkeley homes sell for well above their listing price. We are still seeing a list to sales ratio well in excess of 110% in our local market and the competition remains intense for buyers looking to purchase here in Berkeley. Here are the Top Five Overbids for Berkeley homes for the month of July.
1516 Grant Street This Craftsman-style 2 bed, 1.5 bath in North Berkeley was listed for $849,00 and sold for $1,375,000…a 62% overbid! The lush landscaping and immaculate upkeep made this one a dream home for many, thereby driving up the price.
632 The Alameda Amazing views of San Francisco and the Golden Gate made this 4 bed, 2 bath home a very desirable home. It was listed for $950,000 and sold for $1,250,000! With amazing views and an easy walk to Solano Avenue, it’s no wonder why this was a top choice for many!
3051 Dohr Street This home sold for $933,000 (asking price of $779,000)…coming in at an impressive $814.14/square foot! This bungalow offered rental space 2 rental units in addition to a spacious living area for the owner, making it an affordable way to live in Berkeley.
